Privacy Policy

1. Who We Are
Cribster (the “Service”) is operated by Cribster LLC, a Utah limited liability company (“Cribster”, “we”, “us”, “our”). We are the controller of the personal information described in this Policy.

Cribster displays residential real estate listings sourced from UtahRealEstate.com and is presented in association with the Keller Williams Westfield brokerage. Listing data remains the property of the originating MLS and its participating brokers.
2. Who This Service Is For
The Service is offered only to residents of the United States and is intended for use in Utah. It is not offered to residents of the European Union, the European Economic Area, the United Kingdom, or the State of California.
You must be at least 18 years old to use the Service. We do not knowingly collect personal information from anyone under 18. If we learn that we have, we will delete it.
3. Information We Collect
Information you give us
- Your name, email address, and whether you use Cribster as a home shopper or as an agent
- A profile image, where your sign-in provider supplies one
If you are a real estate agent, we also collect:
- Your business phone number, email address, and contact preference
- Your professional headshot and biography
- Your real estate licence number, and the last four digits of the phone number on record with the MLS, used to verify that an agent profile is yours
- Payment information — handled entirely by Stripe. We never receive or store your card details. We store only Stripe’s customer and subscription identifiers
- Any video you upload to a listing
- Any contact list you choose to import in order to send invitations. Importing a contact list gives us email addresses belonging to other people, so only import contacts you are entitled to share with us
Information created as you use the Service
- Listings you save or like. See section 6 — if you are linked to an agent, this is the information they see
- Contact requests you send to an agent, and which listing prompted them
- Saved searches and filter preferences
- If you use Near me in the filters, your device's approximate location, to centre the search. Your browser asks your permission first, and you can refuse or switch it off at any time. We reduce the precision before using it, we do not store it with your account, and it is never saved into a saved search. It is used for that search and then discarded.
- Usage and performance data, recorded as events. These may include which listing was on screen and for how long, how many photographs advanced, whether a video played and for how long, the sort order and filters in effect, your screen dimensions, your browser and operating system as reported by your device, and connection type. These events are recorded against your account identifier while you are signed in.
- Invitations and notifications generated by the agent linking feature
Information from others
- If you sign in with Google or Apple, we receive your name, email address, profile image where available, and authentication tokens
- Listing and licensed agent data from UtahRealEstate.com. This is not information about you as a consumer
What we do not collect
We do not collect payment card numbers, precise device location, biometric data, or any special category of sensitive personal information. We do not sell personal information, and we do not share it for cross-context behavioural advertising. We run no advertising network and no third-party analytics or tracking service on the Service.
4. How We Use Information
- To operate the Service and show you listings
- To create and secure your account, and to verify agent identity against MLS records
- To take and manage subscription payments from agents
- To send you the emails the Service requires — sign-in links, invitations, and notifications you have enabled
- To show an agent you have linked to what listings you have saved and liked, which is the purpose of the linking feature. See section 6
- To give agents aggregate performance information about their own listings. This is reported as counts and totals and does not identify individual consumers
- To measure and improve performance and reliability
- To protect the Service against abuse, and to comply with law
We do not make decisions producing legal or similarly significant effects about you by automated means.
5. Cookies and Local Storage
We use only cookies that are necessary for the Service to function. We do not use advertising cookies, and no third-party analytics or advertising service sets cookies on the Service.
- A session cookie that keeps you signed in, valid for up to 30 days
- Short-lived cookies used to complete a secure sign-in
- Small values stored in your browser that remember interface preferences, such as whether videos autoplay and your saved filters before you sign in
You can clear or block these through your browser. If you block the session cookie you will not be able to stay signed in.
6. When We Share Information
We do not sell your personal information. We share it only as follows.
Service providers
- Stripe — agent name, email address and payment details, for subscription billing
- Cloudinary — images and video uploaded to the Service, and the network address of anyone whose browser loads them
- Resend — your email address and message contents, to deliver sign-in links, invitations and notifications
- Google Maps — the network address of your browser and the map area you view, when a map is displayed
- Google and Apple — only if you choose to sign in with them
Each acts on our instructions for the purposes above.
Agents you link to
Cribster lets you link to a real estate agent so they can recommend listings to you. This is optional and requires your agreement.
When you are linked to an agent and have activity sharing turned on, that agent can see:
- Every listing you save or like across the whole Service, not only listings that agent represents, including the property address
- How recently and how often you have been active
- Any contact request you have sent to that agent
The agent sees this in their dashboard, alongside your name and email address, together with an indicator summarising how active you have been. This is the purpose of the feature: your agent is your representative, and cannot recommend listings you will like without seeing what you have liked.
What is limited: only an agent whose invitation you have accepted can see any of this; we show a rolling 14-day window and at most the 10 most recent items; and an agent cannot link themselves to you, because a link is only ever created when you accept an invitation.
Your control: you may turn activity sharing off, or disconnect from an agent entirely, at any time. Email us at support@cribster.io and we will action it. When sharing is turned off, the agent stops seeing new activity. Activity already recorded is retained as described in section 7.
Agents you contact
If you send a contact request about a listing, we pass your name, email address and message to the agent concerned so they can respond.
Our own marketing
If you are an agent and you upload video or images to a listing, we may use that content — together with your name, likeness and brokerage affiliation as they appear in it or on your profile — in Cribster’s own marketing and promotional materials, including demonstrations, our website, sales material and social media. This is set out in section 9 of our Terms of Service, which you accept when you create an agent profile. It applies only to content you upload. It does not apply to home shoppers, and it does not apply to your clients’ activity.
Legal and safety
We may disclose information where required by law, to enforce our Terms, or to protect the rights and safety of users or the public.
Business transfers
If Cribster is involved in a merger, acquisition or sale of assets, information may be transferred as part of that transaction. We will give notice before your information becomes subject to a different privacy policy.
7. How Long We Keep Information
- Account and profile — while your account is open, and afterwards only as long as needed for legal, tax or dispute purposes
- Saves, likes and contact requests — while your account is open. Agents only ever see the most recent 14 days
- Usage and performance events — kept with your account identifier while your account is open
- Billing records — as required by tax and accounting law
- Invitations — until accepted or expired
We are introducing a scheduled limit on how long usage events stay linked to your account. When it takes effect we will update this Policy and the date above.
8. Your Choices and Rights
You may:
- Access the personal information we hold about you
- Correct anything inaccurate — most profile information can be edited directly in the Service
- Delete your account and the personal information associated with it
- Turn off activity sharing with a linked agent, or disconnect from them entirely
- Stop receiving notification emails
To make any of these requests, email us at support@cribster.io. We will verify that the request comes from you before acting on it, and will respond within 45 days. Deletion requests are handled by our team on receipt; you do not need to use any particular form of words.
We will not treat you differently for exercising any of these rights.
9. Security
We protect information using measures appropriate to its sensitivity, including encryption in transit, restricted administrative access, and storing no payment card data ourselves.
10. Changes to This Policy
If we make material changes we will post the updated Policy and update the date at the top, and give notice within the Service before the changes take effect.
